Frank automates the boring part. He scrapes the MLS every night, scores every new lead, and hands you a map of the best doors to knock — 45 days after the sale, when the new owner has settled in.
Frank pulls fresh SmartMLS data every day and filters for new homeowners, pools, electric heat, big sq ft, and any other signal we want. 30+ leads/day minimum.
Each home gets a 0–100 score based on MLS data — heat type, sq ft, pool, roof age, sold price. Then Frank scans Project Sunroof to rate roof quality and solar potential.
Leads sit in the queue until 40–50 days after sale. Closings can have contingencies that delay possession up to 30 days, and we want the owner to have already received an electric bill so the savings pitch lands. The window also lets us cluster doors by town and plan tight routes instead of driving all over the state.
When leads hit their window, Frank groups them by town and ZIP so the rep gets a same-day route — not a scattered list.
At the door, the rep sees the score and the nearby iSP installs — real neighbors, real kW, real dates. Knock the house plus the surrounding homes.
